Canary Wharf was supposed to be in trouble. Office vacancy across the Docklands core has hit a twenty-year high, and some of the estate's biggest historic tenants are leaving for the City. By the usual measures, this is a district in retreat.
And yet, by every other measure, it has never been busier. A record 76 million visits in 2025, up another 8% this year, with retail occupancy at 98%. The offices are emptier; everything else is fuller. What's happened is not decline but transformation — a deliberate, accelerating shift from a Monday-to-Friday banking district into a seven-days-a-week neighbourhood where people live, eat, train, swim, and stay.
This edit is five pieces of evidence for that change. I came to test it first-hand — staying on the estate to escape a record-breaking heatwave, which turns out to be a very twenty-first-century reason to be in Canary Wharf at all. And the restaurant that proved, before any of the rest, that people would travel here for something other than a meeting.
